Investment Condos

Thinking about purchasing an investment property?

Did you know you can vacation at and make money on certain properties?

Are you familiar with the term "hotel condo?"

My first home purchase in Florida was a beachfront condo. I was always trying to figure out how to get the best of both worlds--by owning a condo that I could personally vacation at, as well as ultimately make money on. While with most investments you have to wait a while for the ROI, with a hotel condo you can make money within months of your purchase AND have a great vacation getaway multiple times a year!  beachfront condo

When you buy a hotel condo (at certain properties) you are able to enter into a rental agreement program where the hotel operator rents out your unit on your behalf. This means no actual work for you--YOU JUST COLLECT THE REVENUE at the end of each quarter and any fees are automatically deducted. 

So imagine hopping on a plane with a backpack (all your personal items are safely locked in your condo owner's closet) and heading to your beachfront condo at a luxurious resort. Did I mention valet will take care of your rental car and grab that not-so-heavy backpack from you upon arrival; and in less than 10 minutes you can be sipping a tropical cocktail at the beachfront pool?

It may sound too good to be true; yet this was my reality for a while, and I am happy to share this opportunity with others who are looking for a vacation AND investment property.

What's the catch--why are you giving cash back?!

I get asked quite often why a hardworking real estate agent would give some of that hard-earned commission money back to clients. The answer is two fold:

  1. As a lifelong marketer, I am always trying to differentiate myself. In Florida there are countless Realtors to choose from--so why not stand out! And lets be honest: who doesn't appreciate a cash incentive? 

  2. When buying or selling a home there can be unforeseen costs that add up. So instead of celebrating your successful real estate transaction with a bottle of wine or champagne, I prefer to give my clients the gift of reduced closing costs. 

So you may also be wondering if there is a catch--will you not be receiving full real estate services since a cash rebate is involved? The answer is NO--you can rest assured there will be extensive service offered from start to finish of your real estate transaction. Looking to Buy or Sell a Smart Home?

Here's what buyers & sellers are considering with smart home features

National Association of Home Builders (NAHB) recently shared a study on the smart home features that buyers want most. Per their findings, buyers are showing more interest in technological home features, such as security cameras. In fact, 3 of the top 4 tech features were security related. 

While many buyers consider a smart home an upgrade, NAHB's survey found that about 21% of sellers are leaving a home with smart features they don't want to give up, but about 40% of buyers want their next home to be smart. This is evidence that  there is a market growth potential for smart home items.

Smart Home Technology Stats

  • Security cameras: 21% currently have one; 46% want them in a new home
  • Video doorbell: 12% currently have one; 45% want one in a new home
  • Programmable thermostat: 41% currently have one; 44% want one in a new home
  • Wireless home security system: 18% currently have one; 40% want one in a new home
  • Multi-zone HAVC system: 11% currently have one; 39% want one in a new home
  • Lighting control system: 14% currently have one; 36% want one in a new home
  • Wireless home audio system: 12% currently have one; 33% want one in a new home
  • Central vacuum system: 10% currently have one; 33% want one in a new home
  • Energy management system: 6% currently have one; 31% want one in a new home
  • Smart washer/dryer (controlled remotely): 8% currently have one; 31% want one in a new home

Sunfest in West Palm Beach

Have you heard of Sunfest--the music and arts festival on the West Palm Beach waterfront?

If you are looking for a reason to visit the Palm Beaches in the spring or need a staycation idea? Sunfest is a great way to enjoy a wide variety of music, craft vendors, delicious food and drink options, and endless fun along the waterfront. In additional to all of that--which is enough reasons for most to block out the weekend--the fireworks display on the final night (sunday) is incredible!
